Reconstruction of industrial buildings is carried out if production needs to be modernized or expanded, if a complete re-equipment of the facility is required, if the building structures are worn out and their repair will be carried out simultaneously with the improvement of characteristics. Industrial reconstruction has a number of features: during design, preparation, at the stages of organizing work and their implementation.

Statement of the problem

At the stage of pre-project research in preparation for industrial reconstruction, it is determined what tasks it should solve:

• optimization or modernization of existing production;
• change of purpose: placement of another production or use of the building as a commercial, public, residential building;
• change of building characteristics: restoration of worn-out structures, their replacement or modernization, redevelopment, expansion of area, other tasks;
• additional equipment of the facility: expansion of the composition of engineering systems, communications, installation of new equipment;
• change of interior, updating of the architectural appearance of the building.

The construction company's engineers recommend defining the range of reconstruction tasks, taking into account the existing and planned organization of work, the main processes at the facility: how production is carried out, what stages it is divided into, what are the possibilities for its optimization, how the building can be changed to increase the efficiency of the industrial facility. With this approach, the building can be reconstructed with maximum efficiency: providing the necessary current modernization and creating the potential for future development. This can be done by optimizing the layout, laying down a sufficient resource when reorganizing engineering systems, communications, providing for the possibility of expanding the equipment fleet (and its installation).

Design

When preparing a project, current GOSTs are observed, as well as industry standards, requirements applicable to a specific production. If a building needs to be reconstructed without stopping production or with its stoppage for a minimum period, a project for organizing the work is carefully developed, the supply of the facility is strictly controlled, and additional safety measures are provided. Work can be carried out sequentially for different sections of production, floors, buildings or their parts so that the facility continues to operate.

Main stage

The composition of the work, the timeframe for its implementation, the organization, and the technologies used are determined by the project. During the reconstruction of industrial facilities, the following can be performed:

- repair, modernization, improvement of design characteristics:

• reinforcement or construction of a new foundation (including for installation of heavy industrial equipment);
• repair, transfer, reinforcement, construction of new load-bearing walls, partitions;
• elimination of existing defects: cracks, damage, unevenness, signs of wear, wear;
• repair, replacement, reinforcement of load-bearing structures (including floors, load-bearing roof structure, walls);
• change in the height of floors (increase for installation of large-sized equipment or decrease for increase in the number of floors);
• construction of extensions, construction of underground, basement, attic floors, construction of superstructures (increase in number of floors);
• construction of covered passages, galleries during reconstruction of a group of structures located on a common territory;
• implementation of redevelopment: change in purpose, shape, area of ​​premises, their mutual arrangement, placement of door, window openings, equipment.

- finishing:

• alignment, decorative finishing of walls, floors, ceilings;
• carrying out exterior finishing, including complete reconstruction of the facade;
• finishing using specialized materials in the construction of production, laboratory, "clean" rooms.

- modernization and retrofitting:

• updating of the main engineering systems, communications, including the installation or modernization of ventilation, air conditioning, heating, water supply, power supply, sewerage, water disposal systems, with an increase in capacity, productivity;
• installation, replacement, transfer of plumbing and other engineering equipment;
• installation or updating of video surveillance, fire safety, access control systems;
• preparation for the installation of industrial equipment: installation of foundations, output of electrical connections, ventilation ducts and other communications.
